VIII.  FLOORING CONTRACTORS

A.    Most flooring contractors quote costs that include only the installation, sanding and finishing of floors. 

1.     This generally includes all materials and supplies needed for proper installation. 

2.     If there are wood stairs and landings, it is usually best to arrange with the flooring contractor to sand and finish them as this will assure a more consistent finish throughout. 

3.     Some contractors quote wood costs separately.

B.     The following are not normally included in the price of a wood floor, unless specifically stated in the contract:

1.     Site preparation (installing or preparing subfloor, removing baseboards, clearing rooms and removing furniture, masking off cabinets and closets against dust, etc.).

2.     Installing baseboards or other molding.

3.     Installing, sanding and finishing stairs and landings.

4.     Cleaning other than "broom clean".

C.     Make no assumptions.  Be sure to clarify with your flooring contractor what is and is not included in the cost.  While many contractors will take on additional tasks, many will not.  People often find that they can save money by making their own arrangements to have this work done.  Ask for an itemized list of all costs.
